What's Inspected During the Home Inspection?

A complete comprehensive visual examination  of the home is performed. A general description of the characteristics  of each area of the home is documented, along with any suggested home  improvement recommendations that are observed during the home inspection  process.

  • The Roof, Gutters, Chimney & Flashing:
     Answers to important questions such as the type of roof of the home,  its present condition and approximate age, and the likelihood of  replacement in the coming years is discussed with the client. The  chimney and flashing of the home and condition is also inspected and  documented in the home inspection report.
  • The Exterior:
    An examination of  the exterior of the home is conducted. The conditions of wall surfaces,  flashing integrity and trim are evaluated, as well as driveways,  walkways, decks, entryway doors and windows are examined for proper  operation and condition.
  • The Structure:
    Examination of  the home foundation, basement, crawlspace, floor and wall structure,  columns, ceiling and roof structure. Structural components are further  evaluated when deterioration is suspected. Any visible signs of water  penetration are documented in the home inspection report.
  • The Interior and Fireplaces:
     The interior home inspection involves such areas as the walls, floors  and ceilings. Doors and windows of the home are checked for proper  operation. Notations are made if signs of water penetration exist.  Fireplace system components of the home, with a review of the vent  system, flues and chimneys are examined.
  • Heating Systems:
    The energy  source for the home along with the type of equipment and distribution  system is evaluated and recorded in the home inspection report as well  as the approximate age of the equipment. Systems are operated and  visually examined by opening readily accessible access panels.
  • Air Conditioning Systems:
     Central air conditioning equipment is inspected and system capacity and  approximate age is recorded in the home inspection report. The cooling  system of the home is operated (if temperatures permit) and visually  examined by opening readily accessible access panels.
  • Insulation, Ventilation & Attic:
     Observations and notations are made concerning the type and amount of  insulation and whether vapor barriers exist in unfinished areas of the  home. Ventilation of the home is checked in attics and foundation areas,  along with kitchen, bath and laundry venting systems.
  • Electrical System:
    Service  equipment of the home along with grounding, and main and distribution  panels are checked. Polarity and grounding of receptacles are observed.  Ground Fault Circuit Interrupters are tested for proper operation.
  • Plumbing System:
    Interior  supply of the home and service lines are observed, piping materials are  recorded, and fixtures and faucets are checked. Functional water flow of  the home and drainage are observed. Hot water systems of the home are  checked for operation and the condition of the system is recorded in the  home inspection report.
  • Appliances:
    All kitchen appliances attached to the home are run through full operational cycles.
  • *Pool & Spas: Are checked for proper operation and condition for an additional fee
